Sources of Water Damage

Water damage can come from a number of sources including, HVAC systems, water heaters, dishwashers, broken pipes, toilets, leaky roofs, heavy rains, and in instances where a multi-story structure is involved the water damage may come from the unit above yours.

Once a home or business sustains water damage, it’s important to start the water damage mitigation immediately to increase the probability of saving your possessions and minimize the risk of mold. Moisture is a perfect breeding ground for mold and other organisms, increasing the risk for serious health problems. There is a 24- to 48-hour window from the time something gets wet until mold can begin to grow. After that time, mold will multiply rapidly. In addition to the concern over mold, moisture left untreated can affect the overall structure of the building. Moisture will cause rusting on metal surfaces, swelling of wood products (counter tops, doors, and window casings, etc.) and the weight of water challenges the structural integrity of drywall, often times causing it to fall and eventually moisture will result in wood rot.

The Institute of Inspection, Cleaning and Restoration identifies three categories of water that cause damage in buildings.

Category 1 Water

That which is clean and does not pose a hazard if consumed by humans. Category 1 water may become progressively contaminated as it mixes with soils on or within floor coverings or building assemblies (walls, decking, and sub-flooring). Time and temperature, which promote the growth and amplification of microorganisms in water can cause Category 1 water to degrade. Examples: burst water pipes, failed supply lines on appliances, vertically falling rainwater.

Category 2 Water

That which begins with some degree of contamination and could cause sickness or discomfort if consumed by humans. As with Category 1 water, time and temperature can cause Category 2 water to become progressively more contaminated.

Category 3 Water

That which is highly contaminated and could cause death or serious illness if consumed by humans. Examples: sewage, rising flood water from rivers and streams, ground surface water flowing horizontally into homes.

Key tools used in the discovery process include thermal imagers, moisture meters, and thermos-hygrometer for psychrometric readings which help locate areas where moisture is trapped behind walls and other surfaces.

Once the damaged areas are identified the process of removal, and drying begins. Drying structural materials rapidly requires a technician to increase the rate of evaporation from wet materials. We utilize a combination of commercial grade water removal equipment, air movers, dehumidifiers and specialized hardwood floor drying equipment in this process.
